Preston Seo Review: Who He Is, What He Teaches, and Why Students Trust Him
Preston Seo Review: Who He Is, What He Teaches, and Why Students Trust Him
You're probably wondering if I'm worth listening to.
Fair question.
Before you spend money on any program, you should know who the founder is. What they've actually done. Whether they practice what they preach.
This is my honest background. The wins and the losses.
No hype. Just facts.
The Quick Version
- 34 years old, married, two sons
- First-generation Korean-American
- Built $20M+ real estate portfolio from zero
- Started while working a corporate sales job
- Left my job at 28 after hitting financial independence
- Now teach others how to do the same
But the numbers don't tell the full story.
Growing Up: The Foundation
My parents immigrated from Korea with nothing.
Literally nothing. My dad worked three jobs. My mom cleaned houses. They slept in a garage for the first two years.
I watched them sacrifice everything so I could have opportunity.
That created two things in me:
- A deep respect for hard work
- A burning desire to build something that lasts
I didn't want my kids to see me struggle like I saw my parents struggle.
Corporate Years: Learning to Sell
Started in sales at 22.
Door-to-door at first. Worst job ever. But I learned to handle rejection.
Moved to B2B sales. Tech industry. Started making good money.
By 26 I was earning $150K/year.
Sounds great, right?
Here's the problem: I was still trading time for money. If I stopped working, the income stopped.
Plus, I hated having a boss. Hated office politics. Hated asking permission to take vacation.
The Real Estate Journey
Started investing at 24 while working full-time.
First deal: A duplex I house-hacked. Lived in one unit, rented the other.
That duplex cash-flowed $400/month. Covered most of my mortgage.
Lightbulb moment: Money can work for you. You don't have to work for money.
Over the next 4 years I bought 12 more properties. Mix of small multifamily and single-family rentals.
At 28 my real estate income exceeded my salary.
Quit my job. Never looked back.
The $20M Portfolio Breakdown
Current holdings:
- 47 rental units across 12 properties
- Mix of long-term rentals and short-term (Airbnb)
- $20M+ in total value
- $85K+/month in gross revenue
- $42K+/month in net cash flow
Not bragging. Just proving I've done what I teach.
The Pivot to Education
Started posting on YouTube in 2019.
Just sharing what I was learning. The wins, the mistakes, the systems.
People started asking questions. Lots of questions.
Realized there was a gap in the market. Most real estate education is either:
- Motivational fluff with no substance
- Outdated theory from people who haven't invested in years
I wanted to teach what actually works right now. Based on real experience.
Legacy Investing Show was born.
My Teaching Philosophy
I believe three things:
1. Real estate is a business, not a magic button
You have to treat it seriously. Follow systems. Do the work.
Anyone promising passive income with no effort is lying.
2. Specificity wins
I don't teach "find good deals."
I teach: "Here's the exact script to message landlords. Here's the exact spreadsheet to analyze deals. Here's the exact furniture list."
Specificity creates results.
3. Student success is the only metric that matters
I could have the fanciest website. The best marketing. The most followers.
None of it matters if students don't get results.
Our success rate is high because we filter who we let in. We only work with people who will actually execute.
What Students Say About Me
I asked students to describe my teaching style. Here's what they said:
"No fluff, all substance" "Preston doesn't waste time with motivation. He gets straight to exactly what to do. It's refreshing." - Marcus, Austin
"Holds you accountable" "He called me out in a group coaching call. Told me I was making excuses. He was right. Changed my approach. Landed my first unit the next week." - Jennifer, Nashville
"Actually responds to questions" "I've been in other programs where the 'guru' never shows up. Preston is in the community every day answering questions." - David, Phoenix
"Tells you what you need to hear, not what you want to hear" "He told me my target market was terrible. Saved me from a bad deal. Other coaches would have let me fail to sell me more stuff." - Lisa, Miami
"Explains complex stuff simply" "I'm not a numbers person. Preston breaks down deal analysis so even I get it." - Amanda, Chicago
My Results vs. Student Results
Here's what I think separates legitimate educators from fake gurus:
Fake gurus: Only talk about their own results. Never show student wins.
Legitimate educators: Celebrate student results above their own.
Yes, I've built a $20M portfolio. That's table stakes. Proof I know what I'm talking about.
But I'm more proud of Marcus making $18K/month.
I'm more proud of Jennifer escaping the nursing grind.
I'm more proud of Sarah making almost her teaching salary from one unit.
Their results matter more than mine.
What I'm Not
Let me be clear about what I don't do:
I don't guarantee results. Business has risk. Some students don't execute. Some pick bad markets. Some give up too early.
I don't do the work for you. I give you the roadmap. You have to drive.
I'm not for everyone. If you need hand-holding and constant reassurance, I'm not your guy. I work with action-takers.
I won't sell you on hype. No Lamborghinis. No private jets. No "laptop lifestyle" photos on the beach.
Just real business. Real systems. Real results.
The Books That Shaped My Thinking
If you want to understand how I think, read these:
- "Rich Dad Poor Dad" by Robert Kiyosaki (the starting point)
- "The Millionaire Real Estate Investor" by Gary Keller (the framework)
- "The Book on Rental Property Investing" by Brandon Turner (the tactics)
- "The E-Myth Revisited" by Michael Gerber (systems thinking)
- "Deep Work" by Cal Newport (execution)
I've read each of these at least three times. Underlined. Highlighted. Notes in the margins.
My Daily Routine (When Students Ask)
People always want to know what I do day-to-day.
Here's the honest answer:
Morning: Wake up at 6 AM. Coffee. Check my Airbnb dashboards. Review guest messages. Handle any issues. Usually done by 8 AM.
Midday: Work on Legacy Investing Show. Create content. Coach students. Improve systems.
Afternoon: Property management stuff. Review applications. Approve maintenance requests. Check financials.
Evening: Family time. Dinner with my wife and kids. No work after 6 PM unless there's an emergency.
I work about 30 hours per week total. Used to work 60+. Systems changed everything.
Why I Teach Instead of Just Investing
Fair question. If I'm so successful, why teach?
Three reasons:
1. Impact Building wealth changed my life. Teaching others to do the same is deeply satisfying.
2. Challenges Investing is fun but gets repetitive after a while. Teaching keeps me sharp. Forces me to explain things clearly.
3. Business model The education business generates cash flow I can reinvest into more real estate. Flywheel effect.
I'm not apologizing for making money teaching. I provide massive value. Students get results.
How to Evaluate Me (or Any "Guru")
Before you trust anyone with your education, ask these questions:
Do they actually do what they teach? I still own and operate properties. I'm not teaching outdated theory.
Do they show student results? Look at our success stories. Real names. Real numbers. Real people.
Do they have skin in the game? I'm not a random marketer. I built this from zero. Still operate today.
Are they accessible? I'm in our community daily. Students message me directly. I respond.
Do they have haters? If someone has zero negative reviews, they're either new or hiding something. I've helped thousands of people. Some didn't get results. That's reality.
The Honest Truth
I'm not special.
I don't have a magic formula. I wasn't born with advantages. My parents were immigrants who worked minimum wage jobs.
What I have is:
- A willingness to learn
- The discipline to execute
- Systems that work
- Patience to see results
If I can do it, you can do it.
But you have to actually do it.
Not watch videos. Not take notes. Not "think about it."
Actually do it.
Message landlords. Analyze deals. Sign leases. Build the business.
I'm here to show you the path. But you have to walk it.
