0:00 people often think you need years of real estate experience or have to quit your job to make good money in real estate well this is the story of James A 24-year-old consultant who built a portfolio of three properties in just 5 months generating $7,000 a monthly profit while keeping his full-time job these interviews used to be part of my pay membership but I decided to share them here on YouTube for free because these strategies are just too valuable to keep private in this deep dive we're going to be breaking down how he launched his first property in just 57 days with zero real estate experience his simple process or finding and managing profit properties across state lines we're also going to go over the exact tools and systems he uses to manage everything alongside his full-time job my name is Preston I built a $15 million real estate portfolio and make over $400,000 per year net profit for my airbnbs with that being said let's dive right into the interview all right so we got James Saunders here he's been actually crushing it you know since he joined the program he just hit the ground running you're up to how many properties though curently three three properties Okay cool so we'll get into all that here in a little bit but before we get into that let's kind of start from the very beginning if you want to share your background and also you know how did you get started about this whole business and we'll go from there yeah so graduated college about two years ago I currently I'm working as a consultant and so I still have my full-time job how I got started is actually when you know caught one of your videos on Instagram and then kind of dig into a little bit with more of your content and got interested and saw you offered a free class and so I signed out for the leak and then you know got that got me really

1:17 interested in the idea got it so you're I mean it sounds like you're still pretty young right you just got out of college so what kind of like sparked your interest in you know going to entrepreneurship because you know a lot of people including myself were taught you know go to College get a good job you know stay there for 30 40 years try to climb up the corporate ladder and then you know basically kind of go the safe route and what we've been taught all grown up so what was like really like that Catalyst like have you always had that entrepreneurial spir Spirit or did it kind of Click you know at some different point maybe after college I think you know before College I've always wanted to do something on my own not necessarily like you know like what night just by myself but I wanted to do something that I can say like hey this is something I've done this is something I own like instead of just working for someone else I you know like I think I kind of saw College as something a learning experience you know you get that skill and it's a really good time to pick up skills you know develop relationships and stuff like that I've always wanted to kind of Branch out and do some like you know my own thing and my parents they're both I guess similar to yours they're entrepreneurs too they had their own business and that was really helpful to me too like they weren't always you know they were pretty busy a lot but at the same time that kind of showed me that like you could have that flexibility if you had something you want to attend like a kids event or something that AB sh flexibility and right now with my I have a young one myself too and so I want to

2:35 spend as much time as I can with him and so that's kind of what brought everything together it was just that background with you know coming from a family with entrepreneurs but also wanting to spend more time with my family got it so it's it's funny because you know my parents they were entrepreneurs but they weren't very successful they were very much in the weeds of the business so do were your parents kind of like hey you know you shouldn't don't go don't be an entrepreneur because you're just going to be spending 20 your entire life basically 24/7 in your business that's how my parents were I'm just curious if your parents were the same way or they like no you should pursue entrepreneurship because we've been able to have more flexibility more more freedom I think similar to similar situation I think my parents they at the at the very beginning when the business started out they were really like you know they were there all the time you know always working and stuff I was actually I think my first couple of years you know my grandparents were you know I grew up in Asia and so my grandparents were raising me a lot too like during that day and then my night parents got home at night that's when they kind of take over and stuff like that and so so they're always busy and they did recommend is like you know stay in school find a good job you know kind of the traditional route right I think a lot of entrepreneur parents you know kind of suggest that because they know how tough they can be and so yeah for sure I agree but you know they also you know they after I told them kind of what I wanted to do they've always been really encouraging you know they're like

3:51 hey you know I think you should pursue it you know try it out so yeah that that's great that you had that support um not a lot of people do so that's great all right so let's talk about the bus model there's you know so many different business models out there right you know Drop Shipping there's you know Amazon there's so many other things so like what you know kind of what was like that light bulb moment for this specific business model you in general I've always wanted to get into real estate you know that's something I'm interested in and what like CAU my attention with this one is like you said a lot of times is you know the low startup cost you know can like you know you could go buy a house and do it but that's you know there's down payment there's all that stuff and but with Arbitrage I think there's more flexibility you know if you want to go into like a bigger home you can you know pay more you know monthly payment whatnot but you have that option but you can also start stre you know if that's what you want to do and so there's there's that flexibility and that out you know outright front you know start up cost is not as crazy as you would if you were to just purchase a home and try to you know redo everything yeah for sure all right so that's kind of shift gears and talk about you know you said you have three properties and so the First Market that you decided to go into cuz this is something that I see a lot of people just kind of getting stuck in the weeds and the analysis paralysis of okay is this Market perfect is this property perfect and they just end up not doing anything just because they're

5:08 Paralyzed by fear so talk to me about you know your approach to the market research and then also maybe some hurdles that you had and how did you overcome those hurdles to eventually be like okay I'm comfortable with this Market I'm just going to move forward with it yeah so at first I was kind of similar in that in that Sho is like you know I was having a hard time trying to Y know this side or to nail down on the market just because in my mind there's like many different markets you could go like the US huge and so like where would you even start and so it actually took me a couple weeks to really nail down and like to really decide that okay I want to move forward with this Market the hurdles I run into a lot is you know you see you know we we're kind of T using air DNA kind to analyze a little bit and so when you go Onna you look at occupancy you look at Revenue you're like okay this Market looks great but then when you go into regulations they're like oh this city actually don't going to allow Airbnb or like they they allow it but you have to be owner on site or like you know owner occupied something like that and so it gets pretty complicated but what kind of helped me more is trying to find like you know you know maybe like around main cities but not directly in the main city or in the city so like regulations sometimes don't catch those areas you know they're kind of maybe outside city of limits but they're close enough that it's convenient for whoever stays it and so yeah first it was just really tough you know trying to like narrow it down

6:25 but once I did try to you know have that idea in mind I was able to kind of down more specific markets and look into actual numbers and properties yeah 100% that's a a really good Pro tip that you just said uh you know being in like a near major city but like if you're just on the outskirts a lot of times the regulations you know aren't as strict in those parts but you're still maybe 20 to 30 minutes away from the major downtown so people are still willing to stay there just because it is close but you know you might even have a nicer bigger house that people traveling there actually prefer so you you know you can capture that you know revenue from that perspective so that's that's cool so that's now talk about you know mainly kind of as you're searching for these markets one of the biggest fears that people have is getting hung up on getting yelled at by potential landlords that you're calling do you have did you have any sort of cold calling experience before you know starting this business or you know kind of talking to me about the cold calling aspect in fighting these properties yeah so at first you know I don't come from a sales background you know I you know I'm actually counting background so like talking to people like you know I'm okay with it but I start that not my strongsuit and so you know at first I was a little hesitant but kind of I just set goals right I think that that's important you you know try to like okay like let's make at least five calls today you know or let's you know make 20 calls this week something like just having that goal there really pushed me I'm a more go D on person so when I

7:43 write it down like hey this is exactly what I'm going to do I tend to do it you know instead of like if I'm just thinking about it like oh I want to make calls but I never actually make any calls so that was a big thing and co- calling to be honest like most people responded way better than I thought you know like even if they weren't interested they were just like hey they thank you for calling you know I appreciate the interest but you know we prefer someone else or some type of other tenant and so and that's why you know like I I really appreciate people be you know polite and just you know up front with it but most of them might end up be pretty good conversation even if you don't like end up signing something with them they kind of help provide some insights into the market too now guys are talking to them like hey you know like I noticed a lot of this group of people coming through this area and so you kind of get that Insight from vocals so yeah it's been it's been good experience so far it's definitely not you know easy per se to start off with but once you get more familiar with the with the script or even just getting comfortable with the idea of talking to people it kind of helped a lot yeah it's it's really interesting way you where you said because I think a lot of people they think oh I'm going to this conversation that and I have to pitch them super hard and so I I've noticed that people that go in with that mindset of I need to take something from this landlord they're usually the one ones that get yelled at and don't get me wrong like you could be the nicest person you come in with you know trying to help them and all these you know all these other you know benefits for them but they're still going to yell at you and say F off whatever but you know for you it sounds like you're having these

9:01 conversations just cuz you're coming from the perspective of wanting to help these lion Lords versus like I'm I'm going to try to trick you into signing this this agreement is that fair to say yeah yeah I try to be up front you know whatever questions they have I honestly I just say like hey to be honest with you this is exactly my situation for example U like for for my first house I know like the landord leasing agent was like Hey so have you done this before what's your experience level and I was like to be frank with you I this this will be my first property never done it but I'm in The Mastermind group and I feel perfectly comfortable I have people to help me out and like I promise I'll always pay on time and stuff like that just kind of I think that Honesty a lot of lards like at least my response from them was it's like hey I appreciate you being you know completely honest with me and like I think that's really good and you know and so I think just being honest def like helps and it kind of create you know like creates that better relationship like they trust you immediately to like now going forward yeah cuz it's it's totally the opposite of what you think would happen cuz a lot of people are think if I be honest then they're not going to give me this property no way and like yeah sure maybe that's the case you know most of the time but people love the honesty and being up front because they know if you're going to be honest about that you're going to be honest about pretty much everything else after that so it really just kind of goes a long way helps you in the long run so how many how many landlords did you call before you got that first yes like do do you

10:19 remember yeah I note everything down on my on my list on my CRM I think it was around 20 so yeah I was around 20 to 30 and I got like the first SE property almost back to back like I got like two uses within like three or four calls something like that yeah it took me like I think 150 and I and and I had that sales background but yeah I mean I was definitely caught in my own head when I first started off but I mean 20 to 30 that's great so talk to me and you talked about your set CRM so let's kind of talk about about that how did you keep track of everything because that's something that a lot of people especially not in sales they don't really know about they just kind of blindly call you know they don't take any notes but it sounds like you have the system for everything so like talk to me about that CRM and how did that help you kind of track everything yeah actually use so I used your template that you provided I think it's really beneficial I just try to note down when I'm doing research in that area I just try to note down all the market first and I call after so just so I don't have to call and then re for another 20 minutes and then call like I could call back to back to back and like the reason why I wanted to do that is because I don't want to get in this position where I'm calling the same person twice because sometimes they get M the second time you're like he already talked to me about this you know I've had experience with that before not not in this particular position but something you know before so I always want to make sure like I know exact I talk to you when I'm on the phone I know down their particular responses right if they say like hey I L at 3 two bath but

11:37 technically it's actually for bed I'm like okay that's a good point right I can you know it's extra Revenue right for extra bedroom and so I always note those things down and I kind I'll slow know down just kind of my general feeling about the property and also kind of my conversation with the lers if it if they felt like you know like if I felt like it was a did experience but not like you know are they nice you know kind of are they flexible kind of know everything down just so when I go back to review I have that CU I don't want to at the end of the day go back like oh I don't even remember who said maybe or who said I call back you know it's all just like kind of blur at the end of the day so I want to make sure I have those down yeah for sure so would you say like the first you know 20-ish calls where you got no or you know Mayes or you know whatever you had do you feel like those calls kind of helped you eventually get those yeses cuz you said you got those yeses pretty close to each other so do you think by that 20th call you had ramped up you're comfortable with the pitch you know you're where you're going with you had the confidence in your voice do you feel like those first 20 calls helped you or do you feel like you know maybe it was like some you know it was like perfect right timing right situation type of thing I think it did honestly I think it's a com combination of both like definitely like you know being being more comfortable with the script be just comfortable with talking to people like about this topic helped a lot and also just you know I feel like at the same time it was the right people like they were like my first one I was like hey yeah we're you know comfortable with the idea we already done this

12:53 before previous tenant so like yeah you're completely open to do it and but I also think just like you know at the first first few calls you're always down to yourself I like you said right there's that mind mindset switch where at the at the beginning You' feel like well I'm trying to take advantage of somebody else's property you know trying to make profit out of their property but later on you're like oh no like I'm actually almost like providing free Management Service you know like I'm giving you some like benefits that you wouldn't have with long-term tenants if you were to rent it out that way and so it kind of switch and then kind of switch how I talk to you I was more confident pitchy instead of just like oh trying to be sneaky trying to like get a deal it's almost like oh here I am trying to offer you something you know you can take it or you can leave it's totally up to you I'm not trying to force anything but you know if it's a win-win like let's go let's go with it so got it love it so let's let's actually talk cuz you know not a lot of people talk about kind of that that cycle from that first conversation with the landlord to signing the lease agreements so let's kind of talk about that you know you can just pick whatever landlord you want that you close the deal with and that's going to kind of walk through from the very beginning to you actually signing the agreements if you're in person like how far away from you the property you were all that stuff let's just kind of do a deep dive into that yeah for sure so I'll pick the second property the second property was I was talking to the landlord on directly and at first you know I wasn't

14:10 sure the interest level because I talked to him and you know he was an older guy and he was like you know that's an interesting business idea and I've been entrepreneur my whole life and so you know I don't mind helping another entrepreneur start their Journey right and so I was like you know that sounds good and but he was like hey let me talk to my wife I'll get back to you and I didn't get a call for I think a week and so I was like oh you know it's probably one of those things they either forgot about it or you know just they they don't think it's going to work and a week later I got a call from him so I was like oh you know weird so I picked up he was like Hey so I talked to my wife I'm interested in you know learning a little bit more about you know what you offer and so I was like and for me like I kind of like to talk to people face to face even if they're not directly you know in front of me so I was like hey let's send up a zoom call like you know let's let's do that so I can see well you look like you see me you know we can have that you know just transparent conversation about the whole thing and he was like okay so he sent up a call in a couple days now we talked and he has some questions you know whether it be it used to be his primary residence he actually still lives around the property but just you know on another property he built like just you know like next to the property and so I was like yeah you know like that would definitely help with you being there to you can keep the eyes out eye out on for the you know anything that comes up too and so that was really that brought a lot of comfort to him he was like you know I'm here you know I don't wear anything going to happened and so so after talking through that Zoom call we we kind of talk back and forth on some

15:28 you just answering a lot of questions right like this is his first time doing it and but after that it was pretty smooth it was just like he sent over the lease signed it send it back we never met in person tell later on you know when we actually went to the property but that was you know after it was completely set up we just kind of wanted to see it you know how it looks and stuff we still set up everything remotely but yeah love it man so I mean it sounds like from like start to finish it probably took a couple of weeks to get everything set up right mhm yeah okay cool yeah let's actually talk about that because you know a lot of people are scared of picking markets that are remote you know not basically anything that's not be in their backyard and so when it comes to like picking the furniture the design do you have any background or do you feel like you're good at interior design or you know let's kind of talk about like the selection of the furniture and we can you know pull up your listing here in a second but let's kind of talk about your you know your decisions from that standpoint my first one we it was you know completely vacant and so we had to get everything pretty much from the grounds up and it was a learning experience for sure I don't have any you know art background or like I'm not I don't even feel comfortable most of the days like matching like I don't feel like I match you know how I dress to to be honest and so I just got to wear whatever comfortable and so I don't really like have an ey for that my wife fortunately does and like she's really able to like you know look at the color of wall look at the room space and I was

16:45 like I think this is something that I'll fit in and she did a lot of research on that so I think it's you know really good combination really good team effort and like I try to get properties locked down and she tries to furnish them and then you know it always looks great and so I I kind of more delegate that to her but we have like we always go for like a particular style too like the first all was more mid modern you know and miss entod so it like that's kind of how we research everything on either Amazon or you know like wafer or stuff like that it was just like op this type of furniture like and then we just kind of do color matching at that point like okay I want this particular P of chair to matches wall you know accent whatnot and so that's kind of how we did it second and third were partially fnished and so to make them stand out to make them kind of pop from picture for pictures to we still have to switch out you know some Lenin and stuff like that to make it work better but there was already like good amount of like really good FR in the house and so those were a little easier got it so yeah can you actually pull up the listing here if you want to share your screen and while you're doing that I'm the same way if you don't have a wife cuz my wife and I don't have single grade of bone in my body to be honest and so like my wife you know kind of like had her do that if you don't have a wife or a spouse that is good at interior design there's other you know a ton of other different resources you can take you know take advantage of um you can go on pin you know we have furniture list obviously for our students and stuff but so yeah

18:01 let's let's talk about this picture if you want to just kind of scroll through and you know maybe get you know your thoughts and ideas from your wife on how you design this cuz this is an awesome property you know looks like it's sitting on like a pretty big lot so let's kind of talk about you know maybe you have some insights on like why you chose the specific furniture that you did so this all was one of the partially initial ones but we added some person like these throw pillows here like kind of just mats the local area and kind of the local de side a little bit and so we m those and this you know for example this one we added this just because we wanted something more like wood filling too like it's more of a cabin house too and so we're trying to masch the whole layout of the pre-existing design so we picked that most of these actually came from the original like owner of the original house and so you know a lot of them were already there like for example these decorations here were actually all there so the house pretty much came ready it was a lot of them just like Lenin trying to get like bed sheets and whatnot or like blankets make sure they match but yeah so for this particular one it was a lot easier love it it's a really it's a really cool property so let's talk about how much like what was your budget setting this property up so like how big was it and you know what what was your budget for this particular property yeah so this one particularly this one is it's a 4 bet two bath it's around 2900 Square ft so it's a it's a

19:18 bigger home it's on a it's on a 5e CR lot so it just really you know W widespread and stuff and so originally we came into it thinking around like let's see 10,000 for this house and we did you know manage since it was mostly furnished we actually wor but including like the hot tub we were actually able to keep it below that threshold so it was definitely doable there's deals out there that you know let you kind of with really minimum startup cost to to accomplish it so and this is one them and it actually had really good bones you know it's like you know really taken care of like it was the primary residence of the owner before so they took really good care of it but yeah I mean that's crazy you know 2,900 ft usually you know you're going to probably be looking in the 15 to 20 range so that's awesome including the hot tub that you're able to you know get it within that budget which is you awesome so I know you said that you're you you did you set up this property remote so how far is this from your like where you're currently living at and how did you find and hire your boots on the ground team and all that yes so um this property I think it's actually around 18 to 20 hour drive from where I'm at yeah so it's different state completely different and but yeah it was the remote was a little Dairy for me to be to be honest you know I think it is for really anybody just because you're not there you're not actually looking at everything that's being done so you kind of scar you a little bit so I think having that you know really good handyman or setup person or even just cleaning people that's really able to

20:36 communicate you know when they're doing things or when they're you know updating you like think communication's huge when you find these teams especially not being there right you kind of rely solely on them when it comes to all the issues and whatnot with the property so I did found them so the owner luckily was a contractor and so he was like you know I could you know give you a discount every I can do everything you need for you so just send everything over property I can set up and but off for my other properties I did through thumb Tac or even just cleaner referral I always try to find the cleaners first and then like if they already know something there that's reliable and that's really good I always go with that my first property I didn't pry good I fin th Tack and I kind of did some interview just like hey I want this to be a long-term relationship I don't want to make sure it's a good fit I won't be there in person at all so I like I Rely a lot on your up like you updating me and so I trying to kind of establish that expectation early on and I felt like that was you yeah super important you'll be surprised how many great cleaners there are there's also a lot of bad ones that don't communicate and so something that I particularly look for cuz all my properties I've set up have been 100% remote is how communicative are they you know via text via calls and obviously you don't you know they're not going to be able to answer your calls 100% of the time but if they're not responding back to your text within at least a few hours then that person might not be the best fit for you and I've

21:53 I've kind of seen a correlation of how fast they Comm or how fast they reply back to how reliable they are so that's just kind of like a little tip that I found you know launching seven properties were completely remote yeah and then like you mentioned as well once you find that really good cleaner they can refer you to a bunch of different other team members like handyman um different subcontractors like plumbers electricians stuff like that if you know if you need to get to that point too so yeah go now I completely agree like I think the cleaner definitely is you know the communication that's kind of how I determine who I want to hire most of the time too it's like I send sent out a bid where it responds quickest they already automatically top of my list right and like I know there's some automatic responses you can spot those but like I always you know with that I always you know still schedule calls to top to direct so I know exactly kind of what the situation is then like when they refer people to you like they're putting their reputation on the line too right so they they're not going to refer somebody that's not or that's going to you know overcharge you or that's just you know slow right they always like it's kind of tied diry to them so like when they do that they always try to give you the best option they have so I appreciate that and a lot of people think well if they answer quickly that means they're desperate they don't have any clients well I used to think that way too but it's actually for my experience it's usually the opposite where cuz like the lazy people they're not going to they're going to take days if not weeks to respond back cuz they they're not motivated but the motivated

23:09 cleaners they're going to respond right away and obviously you should still interview them regardless but that it is a good indicator that you should put them higher up on your list if they do respond quicker and that's the saying David Green rockstars no rock stars and these people they're not going to put their reputation on the line referring you to someone that's going to be crappy and make them look bad so that's why I love getting referrals from cleaners or even any you even if a handyman's awesome he he might know a great cleaner and vice versa so that's you know we can sit there and talk about that all you know all day but it it it I cannot stress enough how important it is to have a good cleaner especially if you're a a Bo and I'm sure you can attest to that sure yeah I'm going to Center cool man um so now let's talk about the operation side because when I first started this business and I was kind of researching more about it I was like there's no way that I could have more than like two properties just because the operation side of it like doesn't make sense to me I'm just going to this going to turn into another fulltime job and I just didn't that was one of my biggest hes hesitancies when I first you know wanted to go into this business model so what are some of like the tools that you're using let's talk about like your you know your guest management your pricing tools and of and just overall how do you I mean this property right here you have you know close to Five Star five star um across the board so like let's talk about how do you run your operations and we can just kind of break it down by you know the tools and um how how you able to make it overall great experience for your guests for sure yeah for um pricing um that we can

24:27 start with that for see use price Labs I think it's really good to be it you know based on local events or you know it kind of just St determines High domain days and so you know once you kind of get it set up like based on like you know minimum stay you know or like percentage increase or decrease per day you know by the day and stuff I think it really like after that it's really just going in there every once in a while to kind of you know play with a little bit of C if you can kind of increase or decrease bookings that way but yeah it's just like after it's all set up it's really just optimizing it so it's relatively easy to use I think it's been really beneficial if I were to come out and just put you know my estimation of price or whatnot on there I'm sure I'm not going to get as many bookings as I have with this property PR good and just any property so and but with guest service and just customer service I Rely a lot on guesty um that's the one I personally use property management and I love their automatic messages a lot of times like I'm pretty you know I'm pretty good at kind of catching messages coming in and out but I definitely guess the have having that ability especially when someone instantly books or when some you know kind of ask questions here and there like they're able to respond real like instantly right like instead of like you having to check your phone constantly like oh what if I miss something right and you know once you put the template in it just saves so much time you don't have to copy and paste my previous message or you don't have to actually go and type it up like

25:44 everything's a automatic and it just kind of makes managing everything easier especially like with me currently doing like Airbnb and verbal like both missing out on both like it just kind of consolidates everything so you see like the like the consolid a calendar view you know like you see cleaners you know like what not like you connected cleaners on that too like when you send them calendar links it just kind of makes your life so much easier yeah for sure and it sounds like you're still self-managing your your own properties right now M yeah so how many hours per week cuz I know you work a full-time job and so how many hours per week would you say you're you're actually spending managing your your three properties right now yeah I mean right after everything's fully set up with automation tools and stuff I see like I'd say five five six hours a week it's really not not that time me like everything's almost you know automated like you're just going in like you touch touch updates here and there but everything is pretty much already that yeah I mean it's it's crazy because people just like don't believe that like I literally I have I mean given I have virtual assistance that kind of manag my portfolio now so it's takes me 30 minutes to an hour like you know at most but you know even with with someone with three properties that are that's kind of doing the management by themselves you're still only spending a few hours per week which is you know crazy and people you know don't really understand that but that's really really the power of having the software and all the

27:00 automations and tools in place to be able to get to that point so let's kind of switch gears I know you're you have the accounting background so you you want to talk about you know your current monthly revenue and and if you have a spreadsheet we can kind of walk through the numbers from that standpoint too yeah this is just actually pretty simple I didn't really you know anything complicate or anything but this is actually about you know on the property that I just showed you this is for February this the actual numbers what I put in so Revenue these are you know arbd or verbal bookings the rent it's a you know flat 4,000 that's including utilities um and cleaning U my cleaners like or this particular property like to do everything month end so I just keep track throughout the month and then just kind of pay them mod at once but yeah for example in February this one you know I may the the profit was you know 2,300 around there and Night February was it was an okay month it wasn't the you know the slowest but also wasn't the quickest so it's kind of just in the middle average and this is just for that one property right yeah this is just that one yeah I kind of created a simple just like for this property here love it man so I mean you said like the slower month you know you're still making $2,300 you per month um so once we kind of get to like the busy season and kind of annualized out throughout the year what are you looking at you know what are you projecting as far as profit goes for this property uh for overall I think especially with the summer coming up I think this will definitely easily be

28:17 like 3500 you know like minimum like average every month and so I'm really looking forward to especially with the summer and it's going to be busy for sure and so your entire portfolio of your three properties you know at the moment what what are we looking at profit wise for your three properties I say around like six seven 6,000 7,000 on average um combine that's you know that's currently like with me only being in business for like four or five months that's kind of just what I've seen and one of the properties actually it's it just started last month and so I'm still trying to kind of like last month it was Break Even but going forward it should like this month this project should do a lot better and so yeah looking forward to that love it dude and I mean You' really you said like you've been in here for five months and you're already kind of you know came out of the gates you know crushing it so what would you say like is the biggest differentiator from like you versus someone else that you know maybe takes you know a few months or kind of like spins her wheels and doesn't really get going for a little bit like what what what would you say kind of separated you from likeit hitting the ground running and having these three properties right off the bat versus someone that kind of maybe you know was like sitting on their hands and you know waiting for something to happen yeah I think for me the biggest thing is how like I mentioned early was the goal setting part and that's and I know like once I jump into something when I dedicate myself to something I always try to give 100% without more right and so that was my mindset to I'm like okay

29:35 I join this course I've done you know I look did the you know like look through all the videos and stuff in the course and so I'm like okay I'm ready to go actually I know part of your free training you mentioned you know everything you could you can find might be like have a first property within 90 days you know that's one of the big things you talk about a lot for me I was like okay I know this is kind of the average time frame I want to set a personal goal to do it within 60 and I was just for me and now the first couple weeks I saw with the Old Market identification and all that stuff trying to find one that fit but actually like I was keeping track I actually did go live I think 57 days in from like signing up and that was like two three weeks of LLC you know setting it up Wy and then actually identifying want and so it was actually relatively quick and so I definitely say like the goal setting was big like you know like I said earlier if I didn't have set if I didn't set those goals I would have kind of just like maybe a lot of people right they come join like they get excited with the whole thing but once they join they're like oh there's more work than I thought and so like like kind of the motivation died down and so but the the the goals were kind of what kept me going it's like the consistency is like every day I need to do these small things to make sure I'm successful yeah I I love that you challenge yourself too right you're like okay well you know President says 90 days is you know reasonable I'm going to do it in 60 days like you're challenging yourself you're putting yourself on the line and be like okay

30:52 I'm going to make this happen even if I don't hit that maybe you hit it in 75 days right instead of the 90 so I love that you you know or aggressive with that and you know a lot of times people you know they're they want to like they don't want to push their boundaries and they just want to do what's feels safe but like I I'm sure that 60 days you're like it probably scared you but you knew that you know if you and you like you did in 57 days right so I think it just goes to show that if you put these aggressive goals and you actually put in the work and you put down your goals you write them down you know it sounds like you clearly did all that stuff and now you have three properties making your $6 to $7,000 a month in you know income that you didn't have before um so like life really can change quicker than then you then you realize yeah 100% agree and also like going back to that too like I think it's kind of some you know like a lot of people talk about like the for minute mile you know where it's like before no one thought it was possible once someone did it everyone started doing it you know it was like I mean not everyone every run you know like started doing it and so it was just one of those things where like I know there was 90 but I'm like okay 60 and I was able to do and so I'm like okay that's completely possible it's easy to go find the next and then the next one after and so I with my first two part was kind of back to back and then I was like it was around like Thanksgiving Christmas time so I was like oh I'm going to kind of take a break a little bit and so I started up looking for my third property around January and then yeah beginning of J beginning of mid January and

32:08 actually went live like end of Janu so it was like within 30 days we were able to identify a place called s rise said everything up and and goai and so it was like once you know the Poss like once it's once you know it's possible once you get comfortable with the whole process it just makes it so much easy yeah and it sounds like you kind of started stacking your wins too once you got that first yes from the landlord you got your second yes and then you started to com compound those wins into the momentum that you know eventually got to where you're at today and I remember you know like Sam and some of the other coaches on you know were like hey James is Live on another one I'm like wait are you sure like he he just went live on one like last month and so like I I thought that it was you know maybe there's a different James uh in the group but I mean and I saw I'm like nope James on his third property in like 3 months so it's really crazy like how fast you can stack those winds what you have that momentum going on on your side I cool man so what are some of your goals you know you're big on goals for the end of this year in terms of you know properties profit like where do you want to be at with your portfolio yeah so at the beginning of the year I had two and so my goal was to add like eight additional so about like two every quarter and try to get to 10 that could be a combination of Arbitrage or right now like once since I know like you know a lot of people like their short-term rental bus like now I know like that's not really true I'm also looking to potentially acquire properties to kind of go that way so I can keep the

33:25 benefits to I can you know try to do bolder things with the house since I only I can you know have to limit to like you know I can do like wall merals and whatnot stuff like that and so I'm really the key forward to that but that I'm planning around eight uh new this year man that's crazy dude and I know like with how far how quickly you've gone to three you know 10 is seems like it's you know like you know you're going to do it tomorrow right so yeah excited to see where you're at here in a few months so that's I kind of want to you know shift gears before you know we you Hof off this call you know you have your wife you have your kid so like what does your you know your family think about this new business model you know and obviously the success it's had you know what what do you you know your family and maybe your parents say about this yeah to be honest at the beginning I felt like I was kind of the only one believing in it and like it it's true it it makes sense I I'm more of The Optimist myself like I try tend to thr I counter opportunity I'm like okay it's going to if I do this right it's going to outperform you know whatever I imagine is possible and so that was my mind going into here like I was like okay like I know this kind of the norm a lot of people are doing it I'm sure I can also make it work too and so that was my mindset my wife was a little hesitant at the beginning she was just like oh like it wasn't like she didn't like she doubted the whole thing but she like saw the first few weeks where I was doing just market like analysis and she was like it seems like like researching

34:42 a lot of markets but it's not going anywhere so like she was kind of like oh is it actually going to work but then once we lock up the first and the second she was like oh it's actually you know it's actually working and then she was more she's been really supportive honestly even just at the beginning of the process she was like you know like you know you try to do anything everything you can like I trust you go for it and so that has been a huge help and my parents were the same way like when they told when I told them about they actually they actually see your videos on Instagram too and so they're like oh like I can't believe you're part of that now like it's so cool and so like they they've been really supportive of the whole thing too like you know I know like so when I told them like oh first second and third they like oh wow it's crazy you're actually like scalling pretty quick and so but yeah I overall like the family has been really supportive awesome love it so before we hop off here you know what what words of advice or you know wisdom you know I always like to kind of you know like write out things like thoughts you know obviously like I have a social presence you know tweets and stuff it's more sort like advice for my younger self like what's some advice that you you would give to your younger self for someone that's like trying to start you know business entrepreneurship what would you say to that person I would say definitely goal goal setting is big I I I talked about that a lot and that's like a big part of who I am too like I always try to improve I always try to do better so goal set is huge and I'd say like you know I hear this from a lot of you know real estate professionals too
