1:19 doing ever since and it started because my mom found a business that was selling and they were selling the key and also the building and she she like came to me she's like uh why don't we buy this business and you know that's how you can get your career started in entrepreneurship and and all that so so that's what we did and the building was destroyed completely destroyed and the store what the the owner was originally using both floors both stories and so we decided to condense and just do the first story as the business and convert the Second Story into my apartment which we actually made into a two-story apartment as well it it was a crazy thing a crazy project but it worked perfectly because I was able to you know uh do the business on uh on the first floor and then just go back to you know to sleeping in my in my own apartment um eventually I started a another business so instead of renting another place which I at the beginning started and it was too expensive so we're like no let's just put it on the second on the second story and then I get a house so that's why I did I then open a second business
2:37 on where my apartment was and then purchase a house and that house had the perfect layout to actually just close one one small wall and I had a three story house and an apartment so then I started renting the apartment as well so that's how I kept growing you know every every time I purchased a home then I would I would look at the layout and see if it had a mother-in-law Suite or if I could make one that's how got it right so it sounds like you found you know undervalued properties you converted them you know through house hacking it sounds like you started off and then you kind of just repeated that success over into your other projects that does that sound about right exactly got it and then do did you ever work like a normal W2 job or just like a normal 9 to5 or did you always or like once you like you know got down you know with high school or whatever like did you just go straight into entrepreneurship uh no I when I got out of high school I did uh I did go to college I studied uh entertainment business and law and I did recording Arts so I'm an engineer um and I was I was an artist after I graduate college and you know did my internships and with you know with in the music industry
3:57 Warner Chapel Music and all that stuff um and went on to my acting career my singing career um but um actually after I we hurricane Maria in Puerto Rico hit in 2017 or so um well it wasn't good for the business uh that I had open because it was not a basic necessity so we were without power for a lot of months some people were without power for a year so that obvious viously changed everything we endured a year after the verim Maria hit but we decided to come to Florida and so I did have to get a regular job a W2 job I had my business my Amazon business on the side uh while I was in Puerto Rico as well so um I started working for a company that was e-commerce and that was my job and yeah so I did have a W2 job for a little B okay and then now you're doing uh you know this this like real estate portfolio full-time or do you still are you still working your WT job yes yeah now I'm doing my real estate portfolio full-time and I'm also a realtor awesome so I just do real estate all day cool I mean that that's a dream for a lot of
5:16 people so you know congratulations on that um so that's kind of shift gears a little bit so thanks for kind of providing your background now when you got into the short-term rental game I know you also own long-term rentals as well how did you decide to you know shift from like long-term rentals to short-term rentals I think you you need to use every platform available because there are good Seasons Bad seasons and so I just incorporate different platforms I've actually also used uh platforms for events so whenever I don't have guests on my on my properties I just allow events to be thrown you know or films for example so I use every resource I have to keep the properties generating income yeah that's really smart because I think a lot of people you know they you know talk about like well what do I do during slow season um I mean there's obviously a few things you could do you know adjust your pricing you know make your listing more competitive to make it more attractive during the offseason but you know it's it's cool that you're thinking outside the box throwing events um you know destinations and that's like that's really and obviously it's depending on the location of your property and also the desirability of it but there's always ways that you can make money even during the slow Seasons tur into a short a mid rental um and so people just kind of you know step outside the box and a
6:33 lot of people think that this is kind of just like a set and forgetted business but obviously you can do that but you're not going to maximize your earnings um so kind of walk me through like how did you kind of discover that idea of again in maybe during the slow season I'm going to turn this into event well I was looking at the amenities the properties had so uh for example one of them had a great backyard with a pool um so I was like yeah I can definitely capitalize on this and um you know sometimes I won't I don't even have to rent the inside and I could still remain for example that was my in my house I could remain being inside and just have the parties being thrown in my in my backyard my friends were already asking for my backyard all the time so I'm like for free so I'm like maybe I should do something about this smart got it so um for for your very first short-term rental property how did you do the market research and how did you ultimately end up picking that particular property my first uh well I did I my first Arbitrage me yeah just your yeah first property in general my first my first short-term rental was again my the apartments I that I kept building on my own properties but I did
7:51 uh Venture into Arbitrage when I discovered you and um it's actually a very interesting story uh I know that some people ask like is it always uh you know a successful story you know um and in this particular situation it wasn't but I'm glad that I did so I I decided to venture into Mexico to do Arbitrage so I chose Mexico as my first Arbitrage um uh experience and it was a little bit challenging to get all the information we still use airdna uh but for example rabble wasn't giving us any information because it was it was a foreign country so we just um did our numbers the best we could and just we Guided by faith and you know and you know hoping that the numbers that we were making were you know we going to be were going to be correct um I wanted to do something different because I I know that some cities were cracking down on airbnbs I also uh have a lot of uh friends that are in different countries so I wanted to be able to enter the country that way maybe have the recruit
9:10 the help of my friends and I also was looking for a PL places where I would like to vacation with my family in order to do the Arbitrage and I had a partner at the at the time that we were doing turo on the side and we decided that turo wasn't wasn't appropriate for us so we wanted to invest in something different so I came to my partner and said hey let's do Arbitrage and let's do it this way so I don't know if that answer your question but that was basically how I chose uh my my first Arbitrage got it and then um so the current so you have two right now where those are located I I think you mentioned Puerto Rico and Florida or are they both in Florida now one in Puerto Rico and one in Florida I have four units in total but uh yeah got it so the one in Florida I believe that's where you're currently living right yes and that's a new one I I think you you actually uh promoted it a couple weeks ago yeah yeah saw yeah I saw that great listing and we'll we'll kind of dive into you know like all the amenities and all that here in a little bit so what what made you decide on the current one that you have in Florida well I purchased a new home uh a month or two months ago and it had land and no HOA so
10:31 I decided that I could buy a tiny home and place it on the spare land and it because it it's like a little bit wooded so I was like well this is perfect for a tiny home like it feels secluded but it really isn't because we're very Centric so it sounds like you're kind of doing a combination of house acing but also you know you using the short-term rental space to do that um and you you had a really genius idea and you know maybe uh this will be a good point to share your screen and kind of show us the listing but I believe you basically got like a camper van um thing and put it in the in your backyard is that is that right correct that's what I did cool so yeah so while you're pulling that I mean that's it sounds like from the conversation that we have so far is like you just are thinking outside the box um and also just like seeing okay I have the spare land in my backyard I can use this to you know generate income to you know offset your mortgage while you're living at the property so you know I I want people like to watching this to really start to think and like think about all the different ideas and thinking outside the box to generate income I think it's really cool so yeah this is the property can can you like talk us through kind of your thought process on what made you decide to just do a camper van um instead of like building a place and then all the
11:49 amenities that you've added to it well at the end of the day uh building was going to take time and it was going to cost me the same or even more than just buying this RB so uh or which at the same time it's a mini and if we ever wanted to take it out uh to use but we could so with a tiny home uh you know a regular build I wouldn't be able to do that so it was an opportunity to also you know leverage that that's awesome so Allen how much did it cost for you to you know build this or bring this in and like the amenities that you've chosen here so it was around $50,000 between you know uh buying the the RB and setting up the the space for it very cool spot um and people that I mean there's like a big Trend right now going on about you know people like liking tiny homes right and so you probably thought about that like okay people want that experience of being in you know kind of a small place being in a camper van type and obviously this is kind of like more on the luxury side you know even for like even though it is an RV it looks you know very nice um in some a place that people like want to stay at so what were some like the things that you thought about like okay
13:05 these are the amenities I want because this is what I know people want when they come you know and visit the place well since it's a little bit secluded and in the woods I decided to incorporate a a hot tub that even though we're in Florida uh and you might think that it's hot we do get a little bit chilly so you could use it whenever it gets chilly and whenever it's not chilly then you just don't turn on the heat and you use it as a little pool right across the property we have like a a former golf course and it has a lot of trails and things like that so I decided to include bikes for people to use in the trails or a grill whenever they use a hot tub or SL pool I just thought that those amenities were were suitable for the place yeah really smart and then as as far as uh the profit on the property what what are we looking at for that uh we're looking at least between 3,000 between 200 2,000 and 300 3,000 a month awesome and then U I know you also have the other property in Puerto Rico I think people will be interested in that so how did you go about fighting that particular property um and then if you want to maybe show the listing as well just so we can uh the people can see
14:23 what that looks like so yeah how did you go about uh picking this one particular property well this is the one that was the business okay and uh so it became an Airbnb once I moved to Florida uh and the King Maria hit so these walls were destroyed there were no there were no floors it was basically like a warehouse so we just turn it into this and remember I said that we M we made us we were able to make a a two-story apartment well this is a two-story apartment and I didn't I didn't like to be closed up so we made all the rooms uh with glass glass uh walls love it and and so for this uh particular property how much I'm sure like CU you basically had to build it from the ground up um how much did it cost all in to you know kind of build this place out oh Lord that was a long time ago but I would I would think about if I can recall correctly it was about 25 um not not terrible for you know having to rebuild it if it was a warehouse before yes yes yes well some well some um work my husband did so we saved a little bit on that cool and then
15:41 what what does this property generate an income yeah around the the average is around $2,000 awesome so you know you have you know these listings that you have up now up and running uh talk to me about how you run the operations side of it do you guys manage it yourself um do you have cleaners that come in and clean the place like what does that look like I do manage it myself I have cleaners well basically I I I at one point I had a company uh and that was the only period in my Airbnb history that I wasn't able to achieve a super host so unfortunately I had to dismiss them and go back to you know training my my people with my system and and then we went back to being got it so yeah I mean I think that's what the same experience I was talking to one of the other students in the program and like he used a property management company they were completely T and his listing is great had all the amenities but they were completely just tanking his you know his Revenue but also just the reviews that he was getting he you know fired them and now he has he's making like 10 20 even 20x more profit than he was before um and he's managing it better and it doesn't
16:59 take him like it's not a full-time job to manage it how long do you think would you would say you you know put into your property per week once you have like all the systems all the setup in place I would say maybe two hours a week yeah people like don't believe me like I i' always tell them like okay I have seven properties they're like oh that's probably a full-time job and like it really isn't you know it's we have you know the the software in place right we have the systems the processes we have you know roots on the ground team it maybe takes me one or two hours per week of my time to oversee and manage everything and we're still able to get you know consistent festar reviews so talk to us about you know some of the software and maybe some of the systems that you have in place to be able to only work a couple hours per week on your business yeah um well I I just Ed Price labs for now at some point I didn't use Gusty for uh for FES when I had the property in Mexico because that property was also getting booked on um booking.com so I did need uh the assistance of guesty but at this point uh I I with with price laps I'm I'm I'm fine yeah and for those I don't know obviously you set up some um automated messages but I still I'm still on top of it I I don't rely too much on on automated messages I actually like to
18:17 send them myself got it yeah for those don't know price Labs is a dynamic pricing tool that adjusts your pricing depending on demand and the guessing for host is you know calendar sync and also a template where you can combine all your like Airbnb vrb listings and then bring it into one so that way you don't get double bookings and whatnot um so that's really how you you know automate your business without having this turn into like a full-time job but that's kind of shift gears a little bit now talk to me about your kind of long-term plans like what what do you want do you want to continue to grow your portfolio uh what's kind of your dream cash flow number looking like and obviously you you're you know working in this business full-time now uh but what is kind of your long-term vision of this business here for you well right now I'm content with the amount of of responsibilities or properties that I have uh it's I'm able to you know house hack I mean I'll send my mortgage in some cases completely so I'm happy with that um I have a couple of proposals to manage other people's properties and I'm I'm not closed off to that but I know that if I take on that responsibility I'm going to have to delegate a little bit more so I think that's why my future brains um and I'm open I'm open to it yeah I think you know bring up a good
19:34 point because like once you figure out this business model because there's so many other people out there that don't understand it right like they have great properties that could be turned into a short tental but they don't understand like everything that goes into it so essentially you can come in be a consultant and then you can take a percentage of the profit to help them manage it help to help them get it set up and that way it's you know win-win scenario for you and the party and I know there's a lot of students in the program that are kind of Shifting towards that where they're able to go and take properties on from other landlords and then they just take a percentage and they you know kind of manage everything out um so it sounds like that's kind of something similar that you want to go down eventually yes yes yes love it cool um so you know before we hop off here what do you have any like words of advice for someone that's wanting to get into this business what would you say to that person I would say to go for it I mean you you won't achieve anything just sitting in the sidelines and I have to I have to uh admit that I did uh follow you for a while before I actually committed to the program um I wanted to make sure uh you know that I was investing in the correct person yeah I was also being approached by by different profiles that were impersonating you so I was like hm but once I analyzed everything I went to
