0:00 this is an inp interview I recorded with one of my students Kayla Schwarz her airb me generated $882,000 in the first 12 months and this isn't one of those interviews where you just get a high level overview we dig into every single detail of what Kayla did to succeed that way you can apply yourself I used to record these interviews for a paid membership but they're just too valuable to keep locked up so starting today I'm going to be dropping one every single week if you're new here my name is Preston I've been in real estate for 7 years and my portfolio is worth $15 million and I make $400,000 per year in that profit for my airbnbs and in this video I want to be interviewing Kayla a full-time dentist who started an Airbnb for additional income stream here's some things we're going to discuss first how she closed her first Airbnb deal in 7 days with her first pitch we're go over the exact tools and systems she uses to run her Airbnb in a couple hours per week while managing her dental practice her real Revenue numbers and profit margins with screenshots and a whole lot more let's dive in all right we got Kayla Schwarz thank you for hopping on I'm excited to chat with you I know we've been trying to coordinate this for the last you know several months but glad we're able to finally connect here but um for those that don't know who you are if you want to just give us a background you know your journey who you are and then we'll take you from there absolutely absolutely hi um my name is Kayla and I'm from Cleveland Ohio and um kind of got started in the Airbnb journey through Tik Tock where I initially kind of became involved with Preston and saw some of his stuff I am uh I'm actually a dentist in Cleveland

1:18 and you know the medical field can be tough sometimes and I kind of just randomly uh randomly hopped on Tik Tok saw his podcast and uh I'm a little bit of a dreamer so kind of hopped on and uh he did a little intro course and uh that's kind of where my journey got started so essentially that's where I kind of started out the journey and essentially when I saw Preston I was kind of impressed with what he was talking about and chatting about and so I had never heard of airb B Arbitrage by any means before so I was excited and I I think I saw his Tik Tok on a Wednesday maybe and then on was either a Saturday or a Sunday did his little intro course and it was kind of one of those things where you know there were a bunch of people in the class maybe in the thousands and you know at the end Preston kind of gave his pitch and you know a lot of people may have dropped off because they thought it was kind of sales pitchy you know because he was talking about signing up for the actual course and um I was kind of like oh my gosh this is amazing this the sound of Arbitrage sounds awesome in general you know as medical professionals we do you know even though most people think it's a lucrative career we do have a lot of side hustles going on or at least we try for you know many reasons especially

2:37 early retirement of course in the medical field a lot of investors you know there's a lot of real estate investing but it's typically going to be you know commercial real estate for you know a medical building or something like that so when I heard Preston's you know pitch about short-term lease or short-term rentals I was super intrigued because I know that any of my colleagues they're all doing these long-term rentals and uh immediately when I you know kind of took that intro class with him I it all made sense you know the the quicker turnover the uh the quicker profitability and you know I I do own my own dental office and you know technically if you take out this huge loan right you know 500k a million dollars you're not going to be profitable on that amount for many years to come so you know even though a lot of these people drop off when Preston was kind of giving his uh his little speech and Spiel I was kind of all in because it made complete sense that the turnover of a of a short-term rental is going to be way more lucrative and quicker profitability and I will say that medical professionals are not good business people uh I've learned a lot a lot in the last three years and um really before I brought bought my practice and in dental school there is

3:54 absolutely no business training so all of the things I learned through my initial business uh and all the things Preston was talking about it all kind of made sense and you know who doesn't want to hear about a a quick turnover for uh for profitability that's kind of the goal of of every you know business Endeavor that we get into so that is really where I was kind of like okay Airbnb Arbitrage never heard of it I'll be honest I never knew Preston at all before this other than you know scrolling Tik Tock like we all do and uh I was hooked and it just sounded like a great idea had a bad week at work patients were not being very nice kind of cruel and so I was like you know let's do it let's do a side hustle and that's kind of how it started love it thanks for the background so we're going to dive into you know your properties but you know full-time dentist thanks for the background there so how many properties do are you currently managing today sure so um I'm only uh managing one just because of the time I spend with my other business but uh the reason why I haven't gotten you know totally on board with quick upturn is not only my business but I wanted to make sure you know I know Preston kind of goes with the uh with the almost remote airbnbs where you can live in Ohio and and do an Airbnb in California or something like

5:11 that but it was kind of shocking to me that Cleveland is actually a really really good market and I'm a really good uh micromanager so I de started to decided to stay local and um shockingly you know it's uh I'm going to let my dog out here real quick it's a little bit of an untapped Market when I started doing Market research I did find that um you know Cleveland was in need of some bigger properties so uh so that's why I've only done one so far but my uh my goals are of course to get more up and running I wanted to kind of invest in this first one I wanted a bigger investment uh for a bigger Airbnb you know most airbnbs are maybe 1,000 square ft or 12200 Square ft uh I found one that was 2200 and I wanted to host more guests Bachelor bachelorette parties so um just the one for now but the goal is to do one a year for the next few years so yeah love it so that kind of ties into my second question I had for you uh you know sounds like you invested and obviously sometimes it doesn't work out where your backyard makes sense to you know start these short-term mentals right um so you know as you were doing your research what made you realize well this is like actually you know a good market like I'm going to you know go on go and and find a property here ex exactly so air DNA is obviously a great

6:29 tool air DNA is a property Market Search tool you can really hone in on a market and see what's profitable and it's quite shocking on that on that platform to see areas you wouldn't really think were a healthy market for Airbnb but it makes sense that you know all of the popular places are probably already saturated you know or block out the ability for you to have an Airbnb with an HooHa you know New York California uh Tennessee and and Nashville so that seeing that the the market on air DNA for Cleveland was good was a was a really big plus for me and you can really kind of hone in on the details there to kind of rule out what you can really hone in on the market research to see what that area needs does it need two bedrooms does it need one bedroom for couple is it more like a couples retreat place and I found out that Cleveland was in need of of a place that was really hosting eight or more people had several bedrooms you know for bigger parties like Bachelor art parties weddings and and uh those were the places on air DNA that I was Finding had the most profitability per year and so that's where I really honed in I didn't want to have a tiny little cabin like some of these places are really successful I wanted a a Chic you know town home or or whatnot downtown for for young young or adult you know

7:47 older people to enjoy yeah and you know you're speaking about language just because like there's always a segments in each market that you can you know find a niche for and then you want to see what's already working with other competitors right you don't to come in here you know obviously you can right but it's going to take more risk if you go into a market want to reinvent the wheel but you want to see what's working and then just go and you know try to you know replicate as much as possible of what these top performers are doing so it sounds like that's exactly what you did exactly and that's what I did I just I really honed in on those top performers honed in on what they had in their property honed in on what people seemed to like in their reviews and kind of started you know the market search based off of that and uh the the area of Cleveland in general I will say it has a really healthy and I know this cuz I I got married in 2019 so Cleveland really does have a really healthy uh wedding wedding planning Market you know lots of venues downtown lots of Need for bachelor bachelorette parties can't tell you how many of those you see if you go downtown one night yeah so I figured that that would be a decent place to start and again like I said I it's home for me it's uh it's you know the my B&B is 20 minutes from my house and I micromanaged so it was a perfect fit awesome so let's talk about about um you how you found this property in particular like what made it stand out to you and then this you know we can

9:04 kind of go segue into how that cold calling experience with that landlord you're arbitraging this property right I am I'm arbitraging you got it I um my goal actually funny that you mentioned that I'd love to to one day purchase and own but the Arbitrage it works for now because you don't want that that big down payment expense yeah so anyways really when I started the uh the sech hold on what was the question again I'm already getting off track here no you're you're good so let's let's re it back in so how did you find this property and want me to stand out to you right that's it so uh so I did a lot of my research just at work on my lunch hour and um downtown has a lot of you know some new properties and town homes being built and also some that are not super old that people you know moved into maybe when they had just gotten married now uh it turned out that the property I have the guy you know they had a baby and they were looking for a more suburb kind of place but it stood out to me just because it's uh it's trendy it's in a trendy town and this is kind of where I may not follow a lot of people's Journey because I kind of lucked out when I chose my property uh I only made two phone calls uh or two contacts before I actually saw a property and secured a lease so the first property I sent out to I think I was in way above my head it

10:22 was a super super large uh property I think it was almost like a like a a whole floor of an apartment building building and it would have been great but expenses would have been crazy so there's that but for the most part when I uh when I went when I made the my second contact to the current Airbnb that I'm arbitraging I just kind of went to the property and looked around and kind of acted like I knew what I was talking about and uh it was Chic it was cool and I I actually there were three other people seeing the property and they were long-term rental rental people and I actually went in with a portfolio kind of with all of the things that Preston had taught in his class you know safety issues uh how to keep the the property secure how to you know make sure guests aren't Rowdy with some noise monitoring things like that and it must have worked because I acted confident I got home and literally within an hour I had a phone call from the property manager and um I was kind of dumbfounded I like told my husband I was like I guess I'm in real estate now so that was cool but again I I I did really enjoy that but I know that might not be everyone's Journey uh I kind of got off easy there and I'm going to go in with that same confidence in the future when I when I go to look at Future properties too just act like I know the

11:40 ropes it's funny that you say that cuz I've spoken to a lot of people that have locked up properties and every single one of them to some degree have been like well I got you know lucky cuz I got you know my first yes after like five calls and for reference it took me 150 calls to get my first property locked in but I know I was making a lot of mistakes I was nervous but as you you know practice and you kind of created your own luck right cuz a lot of people you know like even if they consume the information they're not going to do anything about it so they're not going to you know get anything out of it but you put in the action you know with the knowledge that you had and now you you know got a property so I don't wouldn't say that you're necessarily lucky you you kind of created your own luck for yourself which is you know awesome but um you kind of yeah for sure and so kind of going into that conversation with the landlord how how did you ultimately go from you know competing with other people cuz obviously there's people interested in the property to you know eventually closing on the deal like what what do you feel like the main points or the biggest things that stood out to that uh landlord to get you know close a deal for you yeah so so I didn't actually work directly with the landlord I was working with the property manager but the property manager was cool and what I think there were a couple things I think secured the property I thought it was going to be this portfolio that I kind of spent time on and honestly he barely glanced at that he looked at a couple pages and was like cool and I was like okay this took be all night to make maybe they're not interested in me so

12:58 that was kind of funny but basically these uh these potential renters in Cleveland were were super picky and you know they were walking around the apartment looking at things and I just kind of like kept quiet you know kept my cool looked around I was like okay yeah this is nice and um I think it was a combination of you know the renter wanting a quick turnover and to to lease the place out quickly and then I think he kind of assumed that some of these other people who were interested in the property might be a little bit nitpicky and I think he just kind of wanted to make his money and and move to the suburbs with his new wife and new baby and uh kind of not have a lot of mess for him which is nice for us because we come up with the promise that we're going to mostly maintain the property and I really think that's what sealed the deal I don't think many people you know understand how people really want it easy they don't want to come fix your shower they don't want to come you know fix your dishwasher if it breaks and I did you know I was careful in my lease to make sure that the property owner is responsible for for big things like hbac uh you know refrigerator going down I I didn't want to be naive about it but you know there's been times where you know I got to go touch up paint or call my handyman to fix a leagy sink um batteries on you know the smoke detector

14:16 go out and the alarm is beeping and I had to go there on a Saturday night so the guests you know weren't coming back to an alarm but uh but yeah for the most part I just think that's a big score with with landlords that they just want their money you know they don't um if if you're going to promise them their money every month and uh you know when I went also to see the property I didn't wear super fancy clothes I just kind of wore my like a nice outfit but nothing you know just my street clothes you know didn't go in there there were some couples in there that were there was a woman who had like pearls on and a dress and I honestly think that that was probably a turnoff for the landlord thinking you know these people are going to want everything and their mother to you know to have this property and I was just kind of simple and and laidback and I think that helped too yeah um you know a lot of good things that you said in there especially you know just being easy to work with cuz these landlords they bought this property because they want passive income they don't want to deal with you know like the toilets the tenants all the headaches so if you can you know get rid of all that and come up with them and say hey you're going to get your rent on time I'm going to take care of this property better than even you know you could probably take care of this property um I I have my professional cleaners coming through you know all those you know different highlights that we you know pinpoint like they're like oh this sounds awesome

15:33 right so exactly and so I think that's a big consideration because you obviously had competition for the property but you still were able to beat them out because I'm sure you you know kind of came in with that with that framework yeah I was surprising to see you know this lady in this bougie dress and she looked great but he probably thought I don't know I think she's going to be a little bit of a hassle so I think we do you know as a shortterm uh rental potential arbitrager I I think it's you do have a leg up from that aspect all right so let's kind of get into the the finances side of this um you know let's first talk about you know Furnishing the place so if you want to share your screen maybe we can um you know take a look at your listing and just kind of go through your thought process on you know how you were able to know design and furnish this place you got it okay so uh here's my business I just named it novelty properties and stays LLC I don't know I just kind of came up with it and um I kind of go go in order here this is just one page I I wanted to show people I thought this was important uh for for getting your business organization together uh just kind of random but when I started my dental business you know any anything you need to do bank account credit card you know attorney anything they they're going to want the the this information from you uh your articles of organization operating agreement and your Department of Treasury paperwork so

16:52 that was just kind of a side bit um those are things that you know obviously before you get into purchasing your furniture and your property setup you need those things your bank account your credit cards and whatnot so that's just something I threw in there but yeah so uh for my setup here if I can go to this presentation mode so uh this is my property here it's the F this one on the left and uh kind of have a nice I did some professional photography got a nice outside photo of it but you can see these are kind of trendy town homes and that's really what drew me to it for you know not necessarily the younger crowd but people who want a home that is you know not their house um when I decorated this it wasn't by any means what I would have put in my house not because it doesn't look good but because people want something different and most people in this uh this little section of Cleveland called Treemont tront Ohio is like an upand cominging trendy place so I kind of went with that Vibe the uh you know up and trendy kind of thing and go to my listing here uh a lot of the I don't have much side so a lot of the style came from Wayfair and Amazon which I appreciate that uh but here's my listing I kind of showcase Preston always kind of tells you to Showcase uh certain photos and these aren't

18:10 necessarily in order of my showcasing but you know the professional photography I kind of went for that mid-century modern look and the professional photography he did great I uh I just researched who in the area did Real Estate you know specifically real estate photography you don't want to get a wedding photographer for your Airbnb and uh this guy he did some really nice homes uh in some really nice areas around here so I got him and uh this is just the living space kind of has a cute little view of of Cleveland but yeah I went for that mid-century modern Vibe uh my my biggest thing is just you know when you're shopping for things don't skip out on the quality but also don't kill your budget and you know read the reviews we all know that but I I always focus on the worst reviews versus the the good ones because who knows how many of those good ones are logical are I mean are true and the negative ones usually are pretty truthful so yeah I kind of went with that Vibe always like you know bar stools and and colorful things went with some uh you know had some some kitty cups and whatnot but this is just kind of a general view of some of the photos and yeah I just honestly went through uh went through some sites and picked through stuff that I thought would kind of flow and Vibe

19:28 and then I actually got one of my girlfriends she's her house always looks wonderful her and I at the end of things went to uh HomeGoods and we I had her help me pick out you know Decor pillows little blankets things like that that make make the property look really nice but overall you know crisp clean simple no one wants a no one wants an overcrowded BNB it just looks sloppy and that's one thing Preston did teach in his class you know don't don't overdo it and uh here's like some robes just beat out competition with some extra stuff but yeah that's kind of how I I just went about it by researching online what was trendy and what had good reviews and kind of went from there yeah I mean your listening looks awesome you know you have that mural uh you know in in your kitchen area design Cleveland one yeah and the you know the design every everything looks super clean I mean look at the outdoor pictures with the string lights classic one sad part was that fire pit I was obsessed with it and then I found out because of the the structure it had to be flameless so unfortunately we transitioned that to Electric but I still like it string lights look cool yeah and you're photographer I mean that's a killer shot right there too and these these people you have to remember that they're traveling and they want an experience so like you mentioned they don't want just you know like a nice

20:45 cozy place that they could get at home they want something a little bit you know out there even so that you can get a little bit more bold on the design aspect of these you know short-term rentals so that way you can you know really stand out from a competition but you know classic awesome job on on the photos here thanks thanks I put a little uh put one of these little Cleveland Rock signs on there's so you know bachelorette parties take pictures all that fun stuff yeah love it um so as far as like how much it cost to get everything set up I know you mentioned this property is a little bit bigger so do you have like the numbers on you know what that I do yeah I'm going to sift through here a little bit okay so here was like a budget and tracking one second I'm going to grab my dog again so I did a lot of tracking I actually followed uh a template that Preston gave us this is not it but I actually I must have got lost in the weeds after I got the property up and running because this I couldn't find it but you know you really want to track everything by room that really really helped me um my initial investment was probably where anywhere between 35,000 and 40 which I know is a lot of money and it seems a little scary but uh for me you know I I talked to my husband and use some of our savings I used some money from my business and then you know if that wasn't the case Cas when I when I did set up my business account you know the banks were were talking about home

22:03 equity line of credit and things like that and that's you know it's not it's money that you can get of course you have to pay it back you know relatively quickly like a credit line but there are options and I wanted my initial again I wanted a property that was going to make money and bank money uh and I wanted to invest whatever I needed to so you know initial investment might have been a little much but I was totally fine with that uh and then actually you know another benefit to everything I thought about you know say in in five years I decide to not continue the the lease and I you know don't want to spend any more time on the B&B you can sell the furniture for money so it might not get you your value cost but at least you get something back and that's kind of the kind of the way I looked at it yeah and obviously you know this is usually on the higher end depending on how big your property is but you know you and obviously like the more money you put into it typically like your Roi you wanted be a little bit higher which I'm sure you're going to go into here so if you want to maybe walk through you know what the you know like the the finance side of this of your business looks like yeah so I um I'm going to actually skip through here this um you know I'll kind of go back and and show you some of the numbers but you know it looks a little scary at first because I did go with a property that had a super high super

23:22 high rent so rent when I first signed up of course you know everyone thought I was crazy my husband my my friends my business and colleagues uh but it's a $4,000 a month rent uh I I I did think about that hard long and hard but then when I kind of went on Airbnb and and market and not Marketplace uh airdna if you really look at the bookings and and what things are booking for you can make that uh you can make that money and you can make it profitable even though it's a scary number and I'll kind of go through and show you that but a rent is about 4,000 a month utilities uh 200 00 a month cleaners I would say honestly my cleaners would probably average more SE like 750 to 1,000 depending on bookings my cleaners are probably about a 500 a month because I actually do they're uh they're my patients so I do a little bit of Barbering with them at the dental office so that's a plus for me but um they do a great job they really do a virtual assistant she's uh she's my best friend actually from high school she's got a couple kids in spare time so while I'm at work she takes care of the inquiries and you know people who are trying to book 250 a month and then um like handyman Netflix subscriptions my handyman I I haven't needed too much my

24:40 husband does help me out so I average that at about 50 a month so anyways uh you know that looks like a scary number 5,25 bucks uh sometimes maybe even higher but when I kind of walk you through uh to the right here is a is a summary of my opening day to my present day bookings and um you know stringing this out over the amount of months and the earnings you know the earnings look amazing right from you know the day I set up to currently what's booked you know I set up in July of last year but I'll I can walk you through those numbers so earnings are a lot expenses are also a lot but we're still you know we're still in positive numbers I amum I'm very close to breaking even including my including my initial investment so after that everything's profitability and I haven't even hit a year so uh so yeah I was going to go back and show some of those numbers just to kind of give you a little bit of give you a little bit of insight into that so when I saw Preston's Tik Tok uh it was probably a day in March and I what blew through his courses before I was done secured the even with the course secured the property um had a lease by mid April let me think here and

25:58 May and half of June set up the property I grinded oh my gosh I worked and then I worked worked worked at the B&B and got it all set up for end of June so anyways from end of June basically July 2023 to last year's end uh it we we did 42,47 n89 again that looks like an amazing number like I'm rolling in the dough but honestly that was probably just you know my initial investment uh and you know when you're considering the rent is high you know it looks like you're rolling in the dough but you know you can't get too cocky and I did but you know when the winter months hit it kind of you know set my ego back a little so I'll jump over to last uh last year when I started you know July was awesome August was good September was killer uh as far as booking go and then you know it starts to get kind of grim in November November and December as you can see here um I will say you know November Thanksgiving did book which was a nice chunk of money and I do use price Labs which Preston also introduces you to in the class it's it's wonderful I love it it it's a dynamic pricing it will change your

27:16 pricing for you uh if you're not getting bookings you can go in there and say okay I'm going to you know take 10% off Mondays or 20% off you know days that are slow so I I do that constant ly uh I'd say at least a couple times a week I'm I'm looking at those numbers to make sure I'm getting bookings and when I will say when I when I discount things I do sometimes get a little bit more bookings you just want to be careful not to drop your price point too low but uh yeah so that was pretty much last year and if I jump over to where was I gone here so this is kind of what I wanted to show it can get a little scary cuz you know you're rocking it in you know the summer month and and fall even as good and then we were just dead in December and January uh February is starting to pick up March and and now um what I'll show you here in a minute is April through already through July is is rocking it so if I kind of hone in on those numbers go to uh right now April to July I already have and you know it's the 4th of April So currently my you know month earnings of April are zero but starting this weekend to July I already have 40K in bookings you know that's pending that people don't cancel so again that's pretty good because if

28:34 we go over to you know what I've earned present day and expenses uh you know expenses are I only was looking at expenses from the day I started until now but of course I I'll have the the upcoming months expenses but we're also not through with booking so I plan to get even though um look in here e we do have some good bookings I definitely plan to get more in May I hope that fills in June should fill in here and uh last year August and September killed it so you know we're already at that 40K but you know there's a ton of money here left to left to make and I really really committed myself to this Airbnb I mean I worked day in and day out and then the second I had even close to profitability is when I hired my best friend to be my virtual assistant help me out during the day-to-day because I couldn't you know do it all the time while I was at the dental office and uh it's stressful but you know it's one of those things where you're just reaching out and doing something new and it's it's so rewarding and so worth it and it's you know the numbers again can be scary but you know you really are looking at profitability from a from a stand point that like Preston says you can print money and even though I'm not printing money yet you know basically once that initial investment is over you know everything

29:54 is profitability after that so that's kind of what I'm what I'm going for for and looking forward to yeah and I mean thanks for the the breakdown so a couple things you know that you said in there so first like I think it's a great point that you made just like you have you know obviously in every you know business or in every business especially this one there's like some seasonality involved right so you have your strong months you have your slower months and so it's all about kind of planning those months and making sure that you have you know that you know profit profitability and then you also want to I always look at the aggregate of the 12 months right so you take look at the 12 months see what your total income was subtract all your expenses and that's going to be your true you know net profit um at the end of the day and you know it sounds like you get you have you know you kind of gone through the slow months and then the rest of this is going to just be gravy after you know that initial investment that you had um and obviously you guys already stacked up to you know have a really awesome you know rest of the year which is just going to be straight cash flow to you um and something that I really like yeah go ahead I was just going to say the other thing too is you know you kind of learned from your so every every year December and January at the dental office are insane because uh you know December patients want to use up their insurance uh before the new year then January hits and all the patients want to use their newly earned you know their

31:11 reset insurance so I was really busy at the office at that time and that's when I had looked into hiring my my best friend and uh she you know she did a phenomenal job but I also definitely slacked during those months I think I could have been way more on top of it of it with price Labs going on there working in disc holiday discounts um I definitely think I could have gotten in and maybe I don't even know like done a little bit of advertising through Instagram or social media gone in and you know put up a Christmas tree and and added more photos uh those are things that I really did not grind in those months I was at that like SE uh you know four or five month Mark where I was getting pretty tired and then stuff was hit in the fan at the office so really there was so much room for improvement in those it was it it was definitely a little bit of my not a little bit but I got to take accountability for that too yeah makes sense and I like that you have that long-term vision of hiring a virtual assistant and you know being able to kind of take that day-to-day off your your plate and and so like this is something I always like to ask so how many hours per week would you say you're spending actually on the business and how long does it take you to manage everything honestly when I first opened it was still probably a good you know a good maybe five hours 5 to 10 hours a

32:29 week cuz you know I was learning and navigating through honestly now that I have my my girlfriend and my virtual assistant and she's phenomenal I mean goodness gracious I I respond to a few people a day I help her out I'm still training her but did you say per day or per week just per week per week gosh not a lot maybe uh maybe four hours total to be quite honest maybe some two hours some weeks it was excuse me it was really all that initial the initial learning of the business and for me I'm not techsavvy so you know learning the the Airbnb and guesty and price labs and all the the integration tools that help you you run your business was very difficult for me the actual time spent you know speaking with guests managing guests and and talking to you know the cleaners and hand that was really wasn't so much it was more my drive to want to learn that the technology or you know the tech side of it so really after initial setup it it does not take a lot of your time you just want have trusted people that's you know Preston says it in his class and I will live and die by it you have to have that trusted team and I didn't at first I you know hired terrible cleaners at first and you know they were horrible communicators and then finally when I found out that my one patient had a cleaning business and I went with them things started to turn

33:47 over uh they had a great handyman locked out with him but there were definitely some nightmares in the beginning and uh you know the landlord you know not having you know you promising the landlord that you're going to do a lot of the leg work they're going to stand by that so there was an instance where trying to think what it was uh he he had to come over oh he had to call one of his service guys for something to come over and fix it and it ended up being my fault it was probably only you know like a $50 service uh service visit and sure enough the landlord sent me the bill you know so I mean hey I signed up for that so it's cool but you know TimeWise after that ini it it's it really doesn't take too much time yeah for sure and that's something that a lot of people don't like understand they're like you know probably this probably another second part-time job whatever but once you have all the systems automations that team in place then you know like for example like we have seven short tals right now takes me maybe an hour per week to just kind of oversee and check in on everything so it really can't be a passive business once you get all everything you up and running exactly exactly and the right team in place yeah for sure um so now looking ahead you know obviously you're already shaping out for a great you know rest of the year um you know and you're going to be you know very profitable from you know

35:04 looks of things so what are some of your goals here for the next you know year as far as like properties what profit you want to be at per month with your portfolio and all that sure yeah so my my goal really um I like I kind of touched on earlier the medical field is it can be challenging and uh it's it really weighs on your on your mental capacity so I actually talked with my husband and my goal is to get a BNB up like one up a year for the next 5 to 10 years and my goal is to actually retire from Dentistry around age 45 so I'm going to keep grinding at my practice and try and get some more bnbs up and then maybe once the profitability of the bnbs kind of start to rise I'll get to cut back a little bit at work and um you know maybe bring on an associate dentist so that I can work you know two and a half three days while I focus more on properties I would say that's my main goal and um I know that I know that it's uh it's a lot but you know retiring at 45 is is a goal that not necessarily retiring from from passive income but from Dentistry uh it's a tough career it's tough on your body and uh it's mentally mentally taxing so I I want to dive into the B&B stuff I'd say you know 10 properties in 10 years is not as

36:22 quick as Preston did it but I think it'll be my uh you know my long-term retirement goal love it that's awesome um and I'm I'm sure you'll you'll be there in no time you have definitely have the grinds you have you have you have the property and obviously you know that first one is always the hardest but once you get that first one you you kind of sow balls from there it's true it's very true I I thought about that a million times and you know my husband thought I was crazy when I did this one and he'll think I'm crazy when I do a second one but I learned all the mistakes up front you know you learn you learn the you kind of learn the red flags of people in bookings you learn you know to really follow the steps and and you got to I will say the biggest thing is interview your cleaning team do not hire someone you just think oh they're professional cleaning team they're they're going to you know follow my list and put out the welcome gift that I get for for people and interview them make sure they've done it before make sure that you have someone while you're doing your 9 to-5 to contact the cleers the handyman and communicate be I'm lucky because I have my best friend but that is huge uh you always want to interview you know your team before you hire them because I'm very trusting and and that kind of tripped me up for sure great love it so you know before we hop off here what would you say to someone you know any words of advice for someone

37:40 else looking to you know start their own Journey or their own business yeah so I mean tons of people uh you know dealing with patients and every day people you know talk to me about it all the time and so many people express interest in it but I think the biggest thing is you know and and everyone has fears and lives by some of their fears and whatnot but you just can't be scared um that I'll never forget that day Preston when you were literally doing the the intro class and you know there were a, people, 1500 people in it and like it dropped off to like say 200 people and I just thought to myself you know what every person who dropped off thought to themselves like either you know I'm scared or this is you know BS or whatever it's not I mean Dive Right In my advice is Dive Right In be confident and you you can do it 100% I mean if I can I work a ton at my office if I can do it you can do it for sure well appreciate you you know pulling about the pulling about the cirtin on you know your business and you know kind of going through all this super helpful you know congrats on all your success and you know super excited to see where you where you are here in the next you know year or so well thank you so much Preston um it's been awesome I uh I I appreciate your class and everything like that and like I said I mean can't tell you how many friends of mine say
