0:00 in today's video I want to show you how I convince landlords to let me run their properties as airbnbs today I make $34,000 a month in cash flow from just seven airbnbs and all started from me subing my first property yes that's right I didn't even own it and in today's video I'm going to show you exactly how I convince that first landlord to let me run their property as a short-term rental and also how you can do the same so if you're new here my name is Preston I've been in real estate for over 7 years and I've tried everything from house hacking bird to traditional rentals but nothing has been as profitable or scalable as air beam Arbitrage now you're probably thinking okay Preston what even is air beam Arbitrage so let me break it down for you so air beam arbit when you rent a property longterm from a landlord they turn around and listen on Airbnb as a short-term rental so you're essentially becoming the middleman and if done right you can make an absolute killing but here's the thing you've been lied to about how easy this is because most gurus will tell you that you just have to find a property stop some furniture in it and then start printing money but in reality it doesn't work like that the key to success in airb Arbitrage is crafting an irresistible offer for landlords and today I'm going to show you exactly how to do that there are three main components to winning proposal number one they're going to give them steady income number two you're going to give them Professional Property Management and number three you're going to protect them against any Dam es so let's break down each one of these first let's talk about steady income this is what keeps landlords up at night they're worried about late payments Mis rent and vacancies so here's how you're going to solve their problem you're going to offer them full rent they're asking for plus a monthly bonus so for example let's say they're asking for $1,500 a month you can tell them okay you're going to pay them $1,500 a month plus an extra 100 bonus every single month so that's $1,600
1:19 guaranteed and you can even offer to pay them 5 days early can you see how powerful this is you're not just meeting their asking price but you're exceeding it and by paying early you're showing that you're reliable and professional next Professional Property Management see most land hate dealing with tenants repairs and all the headaches that come with owning a rental property I have 40 traditional rental units myself and I am the exact same way so you're going to tell them you're going to handle all the guest Communications you're going to provide monthly reports on the property's conditions with photos you're also going to coordinate any necessary repairs or maintenance so you're essentially giving them free property management typically they have to pay 10% of gross income but here you're doing it for free and making this 100% passive investment for them now you might be thinking okay but Preston won't I lose money on those repairs and the answer is no because you're not paying for them you're just coordinating them cuz the landlord is still going to cover the cost cuz they're the owners but by handling the logistics you're taking a huge burden off their shoulders and lastly protection against damage this is the biggest concern that landlords have about short ter rentals they're worried about parties damaged furniture and Nightmare guests here's how you're going to address this you're going to tell them you have strict systems in place to prevent parties and property damage such as thorough guest draining you're also going to tell them you install noise detectors around the property to regularly track decb and in the worst case scenario the airb platform where you're going to be putting your property as a short tental has a 2 million doll liability insurance policy that's going to take effect now let's put it all together here's what your pitch might sound like hey landlord my name is Preston I have a business proposition for you I run a successful vacation management company and I'm interested in leasing your property at address I'm offering a 2-year lease at $1,600 per
