Is Airbnb arbitrage still profitable in 2026?

Short answer: the demand side is holding up and new supply has slowed, which helps. Your own margin still depends on three things nobody in a course controls, and we cover those next.

Here is what the published data says.

Demand is still growing. Airbnb reported Nights and Seats Booked up 10% year over year in the second quarter of 2026, with gross booking value of $27.2 billion, up 16% (Airbnb, 6 August 2026).

New supply has slowed a lot. AirDNA's midyear outlook, published 8 July 2026, forecast available US listings growing just 2.7% in 2026. That is a cut from its December 2025 forecast of 4.6%, which AirDNA itself described as well below the roughly 20% peak expansion of 2021 and 2022 (AirDNA midyear outlook, AirDNA 2026 outlook).

Occupancy and revenue per listing are up slightly. AirDNA forecast average US occupancy of 57.4% in 2026, a little above the pre-pandemic average of 57.0%, with RevPAR up 2.9% driven by nightly rates. Rate growth picked up from 0.7% year over year in January to around 3% by spring.

So the market is not collapsing. It is normalising. Slower supply growth with steady demand is a better setup for an operator than the 2021 land grab was.

One caveat on a number you will see quoted. AirDNA's Best Places to Invest 2026 list, published 27 January 2026, showed its top 10 markets with an average home price of $296,000, annual revenue potential of $40,500, and yields near 14% (AirDNA). Those are ownership yields. They are not arbitrage margins. Arbitrage earns the spread between rent and nightly revenue, and it earns no equity at all.

The three risks that decide your outcome

1. Landlord consent. This is the whole business. If your lease does not allow subletting for short stays in writing, you do not have a company, you have a clause waiting to be enforced. Get it written into the lease, not agreed on a call. Any program that skips this is selling you a fantasy.

2. Regulation. Rules are changing constantly, and mostly in one direction. The independent tracker STR Rule Watch logged 100 verified US regulatory changes across cities, counties, and states between 13 March and 15 August 2026 (shortrentalrules.com). A February 2026 guide from Minut records the shape of it: Atlanta requires hosts to keep the property as a primary residence and caps them at two properties, Los Angeles caps unhosted nights at 120 a year, and San Francisco caps them at 90 (Minut). Primary-residence rules make arbitrage impossible, not just harder. Check before you lease.

3. Saturation and rent. Supply growth has slowed nationally, but national numbers do not pay your rent. Some neighbourhoods are full. Run your model at 50% occupancy, not at the number in the sales deck. If it only works at 80%, it is not a business.
