Sean Rakidzich vs Preston Seo: Two Different Airbnb Training Models

Sean Rakidzich and Preston Seo teach the same business two different ways. Rakidzich sells separate self-paced courses from $180 to $800, with the prices printed on his site and a 30-day money-back guarantee. Preston sells Airbnb Ascension as a coached program built around a 1-on-1 coach who reviews your deals, with custom options, payment plans, and financing so the starting investment is not the obstacle. Cheap and self-directed, or coached. That is the real choice.

What each one teaches

Sean Rakidzich, Airbnb Automated. Rental arbitrage, with unusual depth on pricing and on how Airbnb's search ranking works. His products are sold separately rather than as one bundle: RE:Algorithm on search ranking, Target Price and a Pricing Masterclass on rate setting, BIG DATA on market data, and a Closers Crash Course on landlord conversations. He also runs an application-only coaching program called Cracking Superhost with named specialist coaches. On his site he states he operates 155 properties.

Preston Seo, Airbnb Ascension. Rental arbitrage delivered as a coached program rather than a shelf of courses. The curriculum, the Airbnb Arbitrage Roadmap, is about 7 hours of self-paced video. The rest of the program is people and process: a dedicated coach with same-day messaging, a 30 to 45 minute onboarding call, deal reports on properties before you sign anything, coaches who act as a reference with landlords, weekly live Zoom calls, and help setting up the listing, pricing tools, and guest messaging.

What Sean Rakidzich does well

Three things, plainly.

He publishes his prices. On his compare page, every course has an exact number next to it. In this industry that is rare. Most sellers, including some of the biggest names, make you sit through a call to learn the cost. His page says so directly, and he is right to make the point.

He publishes a refund policy. A 30-day money-back guarantee is printed next to the courses. We do not publish one. If a written refund window is what makes you comfortable, that is a real reason to buy from him instead of us.

He is deep on pricing and ranking. Most arbitrage training spends its time on finding landlords and barely touches rate setting. His catalogue is weighted the other way. Pricing is where a lot of arbitrage margin is won or lost, so that focus is useful.

What his comparison page says about us, and where we agree

His page about our Airbnb Arbitrage Roadmap makes one central argument: two gates decide whether an arbitrage deal works, and no course controls either one. The first is whether short-term rentals are legal in your zone. The second is whether the landlord will put permission to sublet in writing.

We agree with that completely. It is the most useful sentence on the page. We tell prospects the same thing, and it is why the first thing a coach does in our program is check the rules in your target city before you spend money on anything else.

One correction on facts. His page states our program costs about $2,500, with promotions near $1,997. That is not our pricing, and we do not publish a checkout menu. The Airbnb Arbitrage Roadmap is the curriculum inside Ascension. We do not sell it as a standalone product. What you invest depends on your situation and how you choose to pay, with payment plans and financing so the starting investment is not the obstacle.

How to choose

Choose Rakidzich if you learn well alone, you want to spend a few hundred dollars to find out whether you like the work, and you care more about pricing and ranking than about someone holding the other end of a landlord call. Also choose him if a printed refund policy is a requirement for you.

Choose Ascension if the thing stopping you is not information but confidence: you are afraid of signing a bad lease, you want a person to run your numbers before you commit, and you have $10,000 to $25,000 of working capital on top of the fee.

Airbnb Ascension: who it is not for

• People who want the cheapest path. That is not us. Buy a $180 to $800 self-paced course, make 20 landlord calls, and decide from there.
• People who need a written refund guarantee. We do not publish one. That is a fair reason to buy elsewhere.
• People without reserve capital. Plan on $10,000 to $25,000 for deposits, furniture, and a few months of rent, on top of the fee.
• People who want to own the property. Arbitrage builds cash flow, not equity. A different program fits that goal.
• People who cannot give it real hours for the first 60 days. Launch is the heavy part. If that window is already full, wait for a better one.
