Reddit threads about real estate coaching almost always have the same top comment. It says the information is free. That comment is partly right. The information is free. Structure, feedback, and other people's mistakes are not.
So start here, at no cost:
- BiggerPockets forums and podcasts. The BiggerPockets Real Estate Podcast is free, hosted by Dave Meyer and Henry Washington, with more than 1,400 episodes and new ones twice a week. Real Estate Rookie is also free, hosted by Ashley Kehr and Tony J. Robinson, with around two episodes a week.

- Free live sessions. Wealthy Investor runs a free Cashflow 2.0 masterclass. Infinity Investing runs free virtual workshops.

Give this 30 to 60 days. If you still cannot say which model you want and which city you want it in, a paid program will not fix that. It will just cost you money while you keep deciding.

How to choose when your time is the scarce part
Money is not your tightest limit. Hours are. Use these four filters in order.
1. Pick the model your calendar can carry. Buy-and-hold rentals need a few hard weeks and then light upkeep. Flipping and creative finance need constant calls. Short-term rentals need daily attention at launch and then systems. If you have 5 hours a week, do not pick the model that needs 20.
2. Match the format to how you actually learn. Live weekly calls only help if you attend. If your job runs late, a self-paced library with an active chat beats a call you keep missing. Wealthy Investor's value is the call volume. KenPro's value is that you can watch at 11pm.
3. Decide what you are buying: information or review. A $399 membership gives you information. A high-ticket program should give you someone who reads your actual lease, your actual numbers, and tells you no. If it does not include that, you are paying course prices for a course.
4. Ask what happens when you stall. Everyone with a job stalls. Ask the seller what the program does in month three when you have not made an offer. If the answer is "watch module 4 again," keep looking.

Before you pay anyone
Ask these five questions and get the answers in writing:
- What is the total price, including any second payment or upsell?
- What is the refund policy?

- Can I speak to two people who joined in the last six months and are not in your ads?
A seller who answers all five plainly is worth a second call. A seller who gets vague on price or refunds has told you something useful.
