A fair 2026 guide to real estate tax strategy courses and firms for doctors and dentists, with who each fits and the IRS rules that decide what works.

Quick answer

For doctors and dentists, the real estate moves that most often lower a W-2 or practice tax bill are the short-term rental loophole and cost segregation. To learn them, Semi-Retired MD and Passive Income MD teach real estate to physicians. If you want a firm to do the work, Hall CPA and Tax Alchemy are two common picks. Legacy Wealth Blueprint sits in between, with a written plan and weekly live calls. If you are weighing REPS against the STR loophole, see REPS vs the STR loophole.

Why is real estate tax planning different for doctors and dentists?

The problem is the passive loss rules. Losses from a normal rental are passive. Passive losses can only offset passive income, not your salary or practice profit (IRS Publication 925).

There is a $25,000 allowance for people who actively take part in a rental. But it starts to phase out at $100,000 of modified adjusted gross income and is gone at $150,000. Most doctors and dentists earn well above that. So a long-term rental alone usually does not lower your tax bill this year.

That is why the courses for physicians focus on two paths:

  1. The short-term rental loophole. If the average guest stays 7 days or less, the property is not a "rental activity" under these rules. If you also materially participate, its losses can offset your other income. Read our short-term rental loophole guide.
  2. Real estate professional status. You need more than 750 hours a year in real estate, and more than half of all your working time. A full-time clinician almost never meets the second part. A spouse sometimes can. See IRS Publication 925 for the tests.

To log your hours against the 750-hour test, use the real estate professional status hours tracker.

Both paths get much bigger with cost segregation. A cost segregation study splits a building into parts with shorter lives, so you can take more depreciation sooner. The IRS explains how it reviews these studies in its Cost Segregation Audit Techniques Guide.

Which option should you choose?

Choose Semi-Retired MD if you are a doctor who wants to learn to buy and run rentals, including short-term rentals, from other physicians, and you may want private coaching.

Choose Passive Income MD's academy if you do not want to run property at all. It teaches how to vet passive deals and sponsors. Keep in mind that passive investing as a limited partner usually creates passive losses. Those do not offset your salary.

Choose White Coat Investor if you already trust its content and want a self-paced course you can do at night.

Choose Hall CPA if you already own property, or are about to buy, and want a CPA firm that focuses on real estate to plan and file.

Choose Tax Alchemy if you want a firm to build and run the plan for you and the published fee range makes sense for your tax bill.

Choose Dentist Money if you are a dentist who wants an ongoing financial coach for the whole picture, and real estate is only one part.

Choose Legacy Wealth Blueprint if you want to learn the rules, get a written plan for your own numbers, and have weekly live calls to ask questions before you act.

What should a doctor check before buying a property for taxes?

  1. Can you or your spouse really meet material participation? That often means 100 or more hours and more than anyone else, and you need a log.
  2. Will the average stay be 7 days or less in that market?
  3. Does the property make sense without the tax break? A bad deal with a big deduction is still a bad deal.
  4. Who will do the cost segregation study, and who will file? Get your CPA on board first.
  5. What happens when you sell? Depreciation you take now can be taxed later.

Where does Legacy Wealth Blueprint fit, and where does it not?

Legacy Wealth Blueprint is our program, so read this with that in mind.

Where it fits. Many of our members are high-income W-2 earners and practice owners. You get a 100+ video course, 12 months in a private community, weekly live coaching calls, a written wealth plan for your numbers, and a 1-on-1 guide. The plan covers the moves above and others, like retirement accounts and entity setup. We published a study of what 72 of our wealth plans modeled. It says plainly that those are plan targets, not audited results.

Where it does not fit.

  • We do not file returns or talk to your CPA for you. You take the plan to your own CPA.
  • It is not a done-for-you firm. If you want someone else to do it all, a firm is a better fit.
  • It is not for you if paying would come out of your emergency fund.

For more on the rules by profile, see our guides for high-income earners and W-2 employees. You can read member stories on our reviews page.

Frequently asked questions

Can a doctor use rental real estate losses to lower W-2 or practice income?

Usually not with a normal long-term rental. Rental losses are passive, and the $25,000 allowance is gone once your modified AGI passes $150,000. The two common ways around this are the short-term rental loophole and real estate professional status, which a spouse may qualify for.

What is the short-term rental loophole for physicians?

If the average guest stay is 7 days or less, the property is not treated as a rental activity under the passive loss rules. If you also materially participate, losses from it, often made bigger by cost segregation, can offset your W-2 or practice income.

Can a full-time doctor qualify as a real estate professional?

It is very hard. You need more than 750 hours in real estate and more than half of all your working hours. A full-time clinician rarely meets the second test. A spouse who does not work in medicine sometimes can.

Are these courses tax advice?

No. Courses teach the rules. A CPA or tax attorney applies them to your return. Hall CPA and Tax Alchemy are firms, so they work on your actual return or plan.

Is there a course just for dentists?

Dentist Advisors runs Dentist Money, a financial coaching membership for dentists. Its page lists tax and real estate as coaching topics, but it is not a real estate tax course. Most dentists use the same physician programs.

Do I need to buy a property for these strategies to work?

Yes for cost segregation and the short-term rental loophole. They come from owning property. If you do not want to buy, other moves like retirement plans for a practice owner may matter more.

Does Legacy Wealth Blueprint file my taxes?

No. You get a written plan and a brief to take to your own CPA. We do not prepare or file returns.
