Why is last month's rent sometimes required?

It is landlord policy and in some places it is capped or regulated alongside the deposit. Enter zero when it is not required.

Which of these do I get back?

The security deposit, minus deductions, and last month's rent if it is genuinely applied to your final month. Application and administration fees are almost never refundable.

Is a deposit alternative worth it?

It lowers the cash you need on day one, but the monthly fee or insurance premium is usually not refundable and you still owe for damages. It solves a cash-flow problem rather than saving money.
